1728 Michigan Avenue Moves Forward in Detroit’s Corktown Neighborhood

A surface parking lot along one of Detroit’s most recognizable corridors is another step closer to becoming a nine-story mixed-use development.

Detroit City Council has approved the incentives supporting 1728 Michigan Avenue, a planned $31.4 million development in Detroit’s historic Corktown neighborhood. The project will introduce 60 residential units and approximately 2,500 square feet of ground-floor commercial space to Michigan Avenue.

Jarbou Ronnisch Construction is proud to serve as Construction Manager for the development, working with Four Angels Investments LLC and Detroit-based architect Kraemer Design Group to help bring the project from planning into construction.

Transforming an Underused Corktown Property

Located at 1728 Michigan Avenue between Cochrane and Harrison streets, the project site is currently used as a surface parking lot. The new development will replace that underused property with a combination of multifamily housing and street-level commercial space.

At nine stories, the building will establish a noticeable new presence along Michigan Avenue while adding residential density within one of Detroit’s most active areas of development.

The ground-floor commercial space will also help create a stronger connection between the building and the surrounding Corktown neighborhood. Rather than functioning as a residential building alone, the mixed-use design will introduce space intended to support additional business and pedestrian activity along the corridor.

New Housing Along Michigan Avenue

The 1728 Michigan Avenue development will include 60 residential units. A portion of the apartments is expected to be offered at workforce rental rates, expanding the range of housing options included within the project.

Adding housing near existing businesses, restaurants, employment centers, and neighborhood destinations supports a more active and connected Michigan Avenue. Residents living within the development will have direct access to Corktown while contributing to the continued growth of the surrounding commercial district.

The project represents the type of infill development that can transform a vacant or underused parcel into a productive part of the neighborhood.

A Major Step Toward Construction

The recent approval includes brownfield tax-increment financing reimbursements and Neighborhood Enterprise Zone incentives. These economic development tools are intended to help address eligible development and environmental costs associated with preparing the property for its new use.

With these approvals in place, the development team can continue moving the project toward construction.
